Managed rental service

  • Rental appraisal
  • Discussion with owner regarding preferences and any specific related matters
  • Property Photos
  • Property advertising
  • Applicant screening (TINZ checks inc. credit check and previous rental references where required)
  • Property veiwings
  • Owner consultation regarding desirable applicant and final tenant selection
  • Completion of necessary tenancy related paperwork (including bond lodgement)
  • Ingoing inspection on property prior to tenant handover
  • Routine property inspections
  • Collection and monitoring of weekly rents
  • Property maintenance where required, following consultation with the owner
  • Payment of all rental monies collected to Landlord on a monthly basis
  • Monthly statement of account
  • Liaise with tenants on all matters relating to the tenancy
  • Attend Tenancy Tribunal hearing on owner's behalf where required.
  • Management of the tenancy within the requirements of the Residential Tenancies Act 1986

TENANT ONLY SERVICE

Standard move in costs for tenants = 4 weeks bond, 1 weeks rent, letting fee ( equal to 1 weeks rent plus GST)
